Get Rich In Real Estate In Denver

Everyone knows that foreclosures are booming. That is just one of the reasons why so many people feel that being in real estate is terrible right now. One of the other reasons; the ugly state that the finance industry is in. You don't know how many sighs of sympathy I get when I tell people I'm a Real Estate Investor. Maybe you've heard this too, "Oh, it must be pretty rough for you right now!" I know I've heard this over and over. It's why I wanted to write this article about why right now is the best time to be in real estate. So let's get started and by the end of this article, I hope your mindset, or the mindset of the people you will send this article to, will be on the same page with me and my fellow successful investors who are making money right now!

Reason one has to do with simple economics, supply and demand. Do you remember taking Econ 101 in high school or college? Well in case you missed the class or are embarrassed to tell me your final grade, I will summarize the whole semester up for you... When the supply for a product or service is high, the demand for it is low, and when the supply for a product or service is low, the demand is high. Simply put, when you got a lot of it, nobody wants it, but when you have very little, every wants it. Now think of this in terms of real estate. The population in the United States is over 300 million and estimated to reach over 400 million by 2042. All those people have to live somewhere, which means as the population goes up, so does the demand for our product, houses, or properties!

Let's look at the supply side. Remember our definition of supply and demand. Since the demand is high due to the population explosion, supply should be low right? Well according to the Census Bureau, the amount of brand new homes being build has slowed down almost to a start still in comparison to the last 50 years. Which means that there is a strong demand for existing housing if you own any, HINT HINT! The market is poised for a rebound and your property values will soar as well.

Reason two, real estate is on sale, and not just sale but BLUE LIGHT SPECIAL. Does anybody remember K-Mart? I don't think there are many of the stores left, but I remember years ago when they were popular, they would always have a table with a blue light attached. And you knew exactly what that blue light meant, everything on that table was on sale, prices marked down considerably. Well, that's the state of our real estate market right now. When comparing housing cost to family incomes, it can be seen that today's market is completely different than markets in the past. Take for instance the 80's. For every dollar that came into a household, more than half, 60%, had to go out just for housing cost. That's expensive when you compare it to today's housing cost to income ration, which only 25%. What does this really mean? Educated investors can move their properties much faster because there are more buyers able to afford buying!

Our third reason is MONEY IS ON SALE! Interest rates are at an all-time low. During economic times like we are experiencing today, rates are usually as high as 15-20%. Money being on sale combined with real estate being on sale is best mix you can have when you're working towards becoming a successful real estate investor!

Our fourth and final reason is the foreclosure boom. My Budget 360 helps us to see that the foreclosure filings nationwide have leaped from 100 million to 300 million in the past few years alone! Foreclosure is a sad situation and should never be taken lightly. But if you are a person looking to buy a home, the opportunity in this arena is almost limitless. Due to the mortgage loans that are still in place, we are likely to see another foreclosure boom in the next 6 - 18 months. It should be your plan to take advantage of this current opportunity, and be ready for the next.

So what does all this mean for you? Well you should see by now the demand for real estate is great due to the population explosion our country is experiencing. Real estate and money are on sale, making it the BEST time to buy and be involved in real estate, if you know what you're doing. And due to the foreclosure boom, there is an unprecedented opportunity to profit in real estate if you're an educated investor. I'm sure it's true where you live, but all these reasons ring true here in Denver CO. Yet, it's very rare that a real estate investing course in denver teaches this. Or it's very hard to find a Denver real estate investing community, or Dallas real estate investing community, or a community where ever you live. It's tough to find real estate investing tips in Denver that are practical. Or it's tough to find a Denver real estate investing mentor that can help someone truly achieve success instead of just sell him stuff. What about where you live?
